Business owners often purchase existing buildings to expand their operations or start a new venture. Often, these buildings need extensive modifications to be useable for the new intended purpose. So too, the existing buildings may have mechanical systems and controls designed for its original use and these systems and controls may be wholly incompatible with the new one. Even worse, the buildings may be operating very inefficiently from an energy use standpoint due to deferred maintenance, broken equipment, etc. that is a result of the previous owner’s neglect. The new building owner finds that he now has a property that has broken mechanical systems and is totally out of control. The owner needs to fix things fast, but where should he start?
This presentation will use a case study to explore this scenario. The new building owner was shocked to discover that his unoccupied building was using $2,000 per day in electricity. But thru the thoughtful implementation of an energy reduction plan, electric bills became manageable in less than 3 months.
Attendees will be exposed to the energy reduction plan and the thought process behind it. Attendees with come away with a list of low cost/no cost actions to be implemented in unoccupied buildings and even some ideas that can be applied to occupied buildings.

Tim Stearns is a Senior Energy Consultant for the Vermont Energy Investment Corporation (VEIC). VEIC works with a number of outstanding partners who contract with them to bring their energy efficiency goals to life: The DC Sustainable Energy Utility, Efficiency Vermont, and Efficiency Smart are energy efficiency programs administered by VEIC. Tim provides energy efficiency consulting services to commercial and industrial customers and works with clients to identify and implement energy and water savings opportunities. Tim has worked as an Energy Auditor, Consultant, and Energy Project Manager for more than 16 years and is AEE certified as an Energy Manager (CEM), Energy Auditor (CEA), and Measurement and Verification Professional (CMVP). In addition, Tim has more than 30 years’ experience as a Facilities and Operations Manager for a variety of commercial and industrial facilities including shopping malls, K-12 schools, private colleges, and low-rise office buildings. Tim also holds professional designations as a Real Property Administrator and a Facilities Management Administrator through the BOMA Institute. Tim is a graduate of Cleveland State University with a BA in History and Social Studies.
