Transportation to Education: Repurposing an Abandoned MTA Building in a Highly Urbanized Area


Through a five-year process involving approvals from the Public Design Commission, New York University has been creating a technology hub at 370 Jay Street in Brooklyn by performing a full gut renovation of the 500,000 square foot facility previously occupied as the headquarters of the Metropolitan Transit Authority.  Largely unused since 1990, the building was selected by NYU as the site for a new education center for engineering and technology under NYC’s applied science competition in 2012. In addition to making the sustainable choice of restoring the building’s existing limestone façade rather than replacing it with a glass curtain wall, NYU’s design team incorporated numerous energy saving features intended to put 370 Jay Street at the forefront of high performance and environmental sustainability.  Green and reflective roofing surfaces reduce heat island effect.  Installation of over 1,000 high efficiency windows with passive and active solar shading elements serves to reduce dependency on mechanical cooling and reduce energy consumption.  Daylight harvesting systems read the amount of natural light available and automatically dim electric lighting levels when possible. Additionally, 2,500 ton-hours of thermal storage are available from the massive ice banks installed below grade in the old boiler room.  This system allows NYU to use electricity during non-peak energy hours to create ice, which is then melted for cooling of the air-conditioning systems during peak energy hours.
